arrendatarios suelen utilizar las opciones de arrendamiento operativo y alquiler cuando intentan gestionar la vida de un contrato para que coincida con el uso de un activo o cuando intentan programar la obligaci\u00f3n de deuda como gastos de explotaci\u00f3n, acompa\u00f1ando a los ingresos de explotaci\u00f3n de su proyecto en el que la maquinaria est\u00e1 realizando el servicio.<\/p>\n<p>Un arrendamiento operativo es un contrato que permite el uso de un activo pero no transmite derechos de propiedad sobre el mismo. Un arrendamiento operativo representa una financiaci\u00f3n de activos fuera de balance, en la que un activo arrendado y los pasivos asociados de pagos futuros de alquiler no se incluyen en el balance Arrendamiento Operativo, el arrendamiento debe cumplir ciertos requisitos promulgados por los principios de contabilidad generalmente aceptados en EE.UU. (GAAP).<\/p>\n<p>Un Arrendamiento Operativo representa un acuerdo de alquiler de un activo a un arrendador bajo los t\u00e9rminos que GAAP no requiere registrar como un Arrendamiento de Capital. Los activos t\u00edpicos que se alquilan en r\u00e9gimen de arrendamiento operativo incluyen bienes inmuebles, aeronaves y diversos equipos con una larga vida \u00fatil. El arrendamiento operativo permite a las empresas estadounidenses evitar que miles de millones de activos y pasivos se registren en sus balances. Para cumplir la clasificaci\u00f3n de arrendamiento operativo, las empresas deben realizar pruebas consistentes en cuatro criterios que determinan si los contratos de alquiler deben contabilizarse
